What forms of contract is best for your project?
For smaller projects a fixed cost may be the simplest as long as there is sufficient evidence and trust that the price is fair and quality will be of high enough standard.
This method is often employed in domestic kitchen fit out or extensions. This can be quite informal. We always recommend a written quote that defines what is being delivered for the price in as clear a way as possible. This should include the type of fittings and finish. and what testing is required to complete such as NIC certificate and testing of plumbing work to ensure it is sound.
Open book is another option which again depends on mutual trust between the builder and the client.
The benefit is that the client can utilise the market knowledge of the builder or his specialists to develop the design.
If you have a builder you trust then this may be the best way forward.
The downside is that it limits the ability to go to the marketplace and get various prices.
Our preference is often for a tender process where a scope of work is developed and priced by more than one contractor.
In our experience it pays to get multiple quotes for the same scope of work because during the enquiry and response phase extensive additional information is usually brought to light. Often a good idea of the market related price can be arrived at. We can do this exercise for you.
